o Do an external inspection of buildings and fences for damage.
o Check that all external windows, doors, and locks are secure.
o Inspect all external doors and windows for signs of attempted forced entry.
o Inspect property for signs of vandalism.
o Verify that any gas-operated lights are lit and working properly.
o Check for burned out light bulbs.
o Verify that any fountains are full of water and operating properly.
o Verify that yard maintenance is being performed (if a lawn service has been contracted).
o Verify that the landscape sprinkler system is still operational and programmed according to your HOA requirements.
o Verify pool maintenance is being performed (if a pool service has been contracted).
o Remove any newspapers, flyers, litter, or garbage from the property.
o Remove mail, flyers, etc. & deposit in a location of the clients’ choosing.
o Remove weeds growing in the driveway, and treat to prevent further growth.
o Perform all of the inspections as listed in level one above.
o Internal inspection of property.
o Inspect air-conditioning or heating for settings and operation.
o Inspect all exterior doors and windows on the inside for signs of damage ensure they are locked.
o Inspect all interior rooms for signs of water leakage or damage.
o Check all rooms for signs of pest infestation.
o Inspect smoke detectors for operation.
o If the refrigerator is on, check that it is operating effectively. Verify icemaker functioning properly.
o If the refrigerator is off, check for any mold.
o Inspect main electrical power breaker panel for tripped breakers, reset as needed.
o If the main water supply is on, all faucets will be operated.
o All toilets will be flushed.
o Fuel tank (if any) level will be checked.
o Ensure home is secured upon leaving.
o Set air conditioning or heat at preferred setting. o Open all window and door blinds. o Arrange for a full cleaning of the property to include dusting, vacuuming, mopping, cleaning of bathrooms, etc. o Check for any burned out light bulbs. Replaced at cost + 10%. o Verify operation of cable television and internet service. o Verify any garage door remotes, television remotes, etc. are operational. o If refrigerator is off, clean interior and turn on. o If refrigerator is on, empty icemaker and clean interior. o Flush garbage disposal. o Put out any patio chair cushions. o Arrange for any necessary landscaping service. o Arrange for any pool cleaning service. o Run dishwasher empty and secure in an open position. o If the refrigerator is to be turned off, we will dispose of the contents. o Empty the icemaker, clean the refrigerator and secure the unit in an open position. o If leaving the refrigerator on, empty the icemaker and turn it off. o Clean the exterior of kitchen appliances. o Clean the garbage disposal unit and prep for being inactive. o Clean all bathrooms, close drains add disinfectant to toilet bowls. o Place all patio furniture in a location on the premises, to be specified by the owner. o Store pool toys and floats as needed. o Remove garbage from the residence. o Secure all windows and doors. o Close all window and door blinds. o Set the heating or air conditioner to nominal setting or to the owner’s specification. o Arm the alarm system (if applicable ) o Turn off any gas at the circuit breaker. (unless operation of gas lanterns required by your POA). TENANT LOCATOR SERVICES Upon an offer of rental, Owners Rep will conduct reasonable efforts to investigate prospective tenant to ensure they have the means available to afford your monthly rate. This includes asking the tenant to pull a credit report, to provide employment payment stubs, proof of employment, references, etc. Once a satisfactory tenant is located, Owners Rep will provide him/her with a copy of your standard landlord-tenant agreement for signature and collect your initial deposit and rent via certified funds. Thereafter, all other rents will be collected directly by you. Owners Rep is not the acting landlord and does not collect rents or handle any late rentals or defaulting tenants. Owners Rep will handle the initial move-in assistance with your tenant to help them establish utilities, post keys, etc. Any additional time needed for property maintenance and or contacting tenants for late payments will be billed to you on an hourly basis unless otherwise specified.

HURRICANE PREPARATION PACKAGES
Hurricane season in the Gulf Coast begins in June and lasts through October, sometimes later. Avoid sleepless nights and worry when you are away from your home or vacation property during hurricane season. Owners Rep will visit your property, complete a checklist of items and perform a full visual check of any items that may be affected by the storm. When it is safe to return to the affected area, Owners Rep will review your home for any damage, prepare a summary of findings, and provide you with photos of the property.
o Close shutters.
o Arrange for boarding-up of shutterless windows.
o Arrange for removal and storage of at-risk light fixtures/ceiling fans.
o Bring pool and patio furniture inside.
o Secure any potted plants and garden décor.
o Turn off gas.
o Full visual check of items that may be affected.

is a fee-based process of marketing your property, staging, advertising and locating qualified tenants for your property and helping them get acclimated to your property. Owners Rep, LLC will actively market your home or condo in attempt to secure you a reliable tenant. This includes taking photos of your property, editing and uploading to local websites, managing all incoming calls and emails regarding the property and scheduling open houses and individual showings.
*Owners Rep is not a licensed Home Inspection Company and will not perform certified Home Inspections re the soundness of the structure. This service is only for the visual appearance of the interior and exterior finishes. Sample reports with pictures available for review upon request.
o Mark all areas that have cosmetic issues with blue tape to ensure the contractor can visually identify deficiencies.
o Photograph and prepare a written report on areas of concern and forward to owner and
construction superintendent. (sample reports available upon request)
o Walk through property with construction superintendent to verify contractor understands
requested repairs and agree on a timeline for said repairs.
